Requirements

• You must live in the Western half of the United States (Pacific Time Zone, Mountain Time Zone, or in Texas). • 7+ years of relevant professional experience, including 3+ years at a high-growth startup. Backgrounds in real-world operations, management consulting, investment banking, or commercial real estate are preferred. • Master of Business Administration (MBA) from a top U.S. program preferred. • A proven track record of leading highly complex projects, working cross-functionally, and delivering results on time. • A self-starter who is energized by a difficult problem. • Exceptional analytical skills (including SQL proficiency) and the ability to quickly learn new tech platforms (e.g., Salesforce, Snowflake, Sigma). • Excellent written and verbal communication and strong business judgment. • An entrepreneurial mindset. You're willing to get your hands dirty and operate effectively in ambiguity. You don't need a playbook. You can dive into difficult problems and come up with a plan. • IMPORTANT NOTE 🚨 • AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork. Team members should expect ~6 weeks of travel per year for: • 2–3 full company offsites, “Remote Weeks” • Lending a hand to support 2 new location launches • In-person onboarding as well as supporting other onboarding sessions for new team members • The rest of the year, team members can work remotely from wherever (US time zones) they’re most comfortable as long as they are performing well in their role. Responsibilities

• You will manage a Partner Success Manager (who owns the owner-partner relationship, retention, and reporting cadence) and an Operations Manager (who owns field execution, vendor management, and enforcement operations). You'll also work cross-functionally with Sales on new business in your region, with Product on the tools your team relies on, and with Legal on compliance and contract matters. • Own the regional P&L and top-line growth for your region. Your success will be measured on performance against metrics including revenue growth, owner NOI, and operating margins. • Analyze daily, weekly, and monthly performance for each property in your region. Review financial and operational results and implement process improvements based on the findings. • Run the owner-partner relationship end-to-end, including monthly business reviews, performance reporting, escalations, and contract renewals. • Partner with the VP of Operations to develop the operations strategy roadmap for your region. • Build, implement, refine, and manage the day-to-day processes behind a successful parking management operation across AirGarage's national footprint. • Develop and implement dynamic pricing, marketing, and business development strategies to drive revenue at portfolio locations. • Own enforcement operations across your region, including scan coverage, rescan ratios, citation performance, and the enforcement P&L. • Lead operator transitions and new property onboarding, including standardizing prior operator P&Ls to set performance baselines and validate underwriting. • Partner with our Legal team to ensure compliance with local city and state governments, and navigate various tax, licensing, and permitting requirements. • Implement data-driven solutions to daily operational challenges (price optimization, monthly parker retention, new business generation, and more) to improve the experience of our customers and partners. • Work closely with the leadership team and be a key voice in the business to help shape the future of the Operations team at AirGarage.
