• Experience: 6+ years in data center site selection, infrastructure development, or commercial real estate with technical diligence. • Market knowledge: Strong knowledge of US data center markets, utility infrastructure, and regional regulatory frameworks. • Negotiation: You have led commercial lease negotiations and complex due diligence through to execution. • Technical depth: You can read single-line diagrams and MEP drawings and spot gaps in power and cooling redundancy. • High-density cooling: You understand liquid-cooled deployments at 100kW+ per rack. • Judgment: You make clear recommendations from incomplete information and stand behind them. • Brokerage only: Real estate experience without technical diligence. • Strong Candidates May Have • Power: Utility interconnection, power procurement, or behind-the-meter generation experience. • International: Site work in Europe, the Middle East, or Asia. • Credentials: PE license or equivalent engineering qualification.
